Demolition of Former Concrete-Framed Structure, Brighton

Rabbit Waste Management was appointed by McHugh Civils to safely demolish a part-built, concrete-framed structure located at the busy junction of Buckingham Avenue, Buckingham Street and Gloucester Road in Brighton. The project demanded careful planning, controlled methods of work and close coordination with local authorities due to its central location and the presence of sensitive infrastructure on site.

Read in FULL

Project Requirements

The structure sat within a tight urban footprint, meaning pedestrian and traffic management were critical. A full road closure of Buckingham Street was required to provide safe access for plant and operatives throughout the demolition phase.

A UKPN substation on the site added another layer of complexity. To safeguard this asset, we installed a full crash-deck platform wrapped in monoflex sheeting. This provided robust physical protection while helping control dust and debris. Scaffolding was erected to the Buckingham Road and Upper Gloucester Road elevations to create a secure working boundary and protect neighbouring properties.

Demolition Approach

Mechanical demolition was carried out using a high-reach excavator fitted with a hydraulic pulveriser, allowing controlled removal of the structure from top down. A water cannon was used throughout to manage dust emissions and maintain air quality.

Sections of slab containing live cabling were identified early and left undisturbed. The remaining slab and foundations were removed in a staged sequence, with all arisings transported to licensed facilities for compliant disposal and recycling.

Neighbour and Environmental Management

Given the location, maintaining positive relations with surrounding residents and businesses was central to the programme. We worked closely with the Environmental Protection Officer at Brighton and Hove City Council to minimise noise, vibration and dust, adapting working hours and methods where appropriate.

Programme

Time on site: 12 weeks
Works were completed to programme, with all safety, environmental and quality requirements met.

Outcome

The site was handed back cleared, safe and ready for the next phase of development. Through careful planning, specialist protection measures and close cooperation with local authorities, Rabbit delivered a complex demolition scheme in a constrained urban environment with minimal disruption.

Clearing the way for future redevelopment in Sutton, Surrey

This project entailed the demolition of a detached residential property, including the excavation of a swimming pool, along with the removal of associated slabs and foundations. A key aspect was the dismantling of a garage situated at the front of the site. This had to be completed before any demolition work on the residential property could begin, in order to create proper access and exit routes to the rest of the site for future redevelopment.

Read in FULL

Challenges and Considerations

One of the primary challenges was managing the site clearance while adhering to stringent safety and environmental regulations. Given the proximity of residential neighbours, adherence to noise and dust control measures was a top priority.
Additionally, the project required robust tree protection measures to preserve existing trees on the site in order to meet environmental guidelines and maintain the area’s aesthetic value after the demolition. Our team meticulously planned and executed all demolition activities with careful consideration of these environmental and community factors.

Environmental and community impact:

The initial step was the careful dismantling of the garage to create the required access to the main site. This task demanded precision to avoid damage to surrounding structures and ensure a safe working environment.

We also implemented advanced noise and dust control techniques, including water sprays and sound barriers to minimise the impact on neighbouring properties. Tree protection measures included the use of barriers and protective coverings to shield the trees from damage caused by debris and heavy machinery.

Efficient waste management practices were a cornerstone of the demolition process. Materials were meticulously sorted for recycling and disposal to reduce the overall environmental footprint of the project.

The final outcome:

The completion of the demolition project marked a significant milestone in the preparation of the site for future redevelopment.

Our team’s dedication to efficient property demolition, proactive implementation of noise and dust control measures, and meticulous tree protection steps earned positive feedback from both clients and residents.

“We highly recommend Rabbit Demolition for their outstanding demolition service. Their team is not only easy to work with, but also remarkably diligent, ensuring a smooth and efficient start to our housing development projects.”

Challenges and Considerations

  • Soft-Stripping and Demolition with Root Protection

A key challenge in the demolition project was managing the soft-stripping and subsequent demolition while taking into account the root protection area around existing trees. Preserving these trees and their root systems was crucial to maintaining the ecological balance and aesthetic value of the site. The team employed careful methods to ensure that the demolition activities did not adversely affect these protected areas.

  • Crushing Concrete and Hardcore for Reuse

Another important aspect of the project was the handling of concrete and hardcore materials. After the demolition, these materials were crushed and retained on-site. This process was part of a sustainable approach to demolition, allowing these materials to be repurposed in the development of the new property, thereby reducing waste and the need for new resources.

Environmental and Community Impact

The demolition project was marked by a strong commitment to environmental preservation and community welfare.

  • Tree Root Protection

A significant environmental consideration was the protection of the root area around existing trees on the site. Special measures were implemented to ensure that these roots were not disturbed during the demolition process, preserving the natural landscape and contributing to the ecological balance of the area.

  • Sustainable Materials Management

In line with sustainable practices, the concrete and hardcore resulting from the demolition were crushed and retained on-site. This material will be repurposed in the construction of the new property development, significantly reducing waste and the need for new construction materials. This approach not only benefits the environment by minimising waste but also serves the community by contributing to the sustainable development of the area.

Challenges and Considerations

The demolition project involved several key challenges and considerations that were meticulously managed to ensure the project’s success.

  • Site Set-up and Asbestos Removal

A primary challenge was the safe removal of asbestos, a hazardous material present in the building. Licensed asbestos removal contractors were engaged for this critical task, ensuring that all asbestos was removed in compliance with strict safety and environmental standards. The safe handling and disposal of asbestos were paramount to protect both the demolition team and the surrounding environment.

Debris netting was strategically installed along the boundary fence line to control dust transfer to neighbouring properties. This measure was particularly important in mitigating the impact of demolition activities on local residents and maintaining good community relations.

Additionally, waste management was handled with a strong focus on sustainability. All segregated waste materials were systematically loaded into Rabbit Skips and transported to our dedicated waste transfer facility.
